As a Managing Member of SPARC Investments, Rachel Scott provides consulting services to real estate owners and developers with a focus on maximizing value for each distinct project. Services include but are not limited to developing conceptual cost models and corresponding proforma analyses, assisting clients in identifying gap funding sources and assessing the feasibility of those sources, developing and executing financial capital stacks to ensure projects are financially self-sustainable, participating in and/or leading ongoing meetings with potential partners to ascertain interest and funding requirements and coordinating with banks to secure debt packages as needed for specified projects. Rachel is well versed in Opportunity Zone funding, New Market Tax Credits, TIF financing, LIHTC funding and other public funding sources.
Rachel offers significant real estate experience, having most recently served as a VP of Real Estate Development within the Development group at Rockford Construction in Grand Rapids, MI. Rachel is well versed in all aspects of project realization – including client relations, strategic planning, financial analysis, public & private financing, through design, construction, and property management.
Rachel’s background also includes managing large and complex real estate portfolios and overseeing real estate transactions on behalf of major corporate clients, including American Express, Citigroup and Deutsche Bank.
Prior to joining Rockford, Rachel worked for Deutsche Bank where she led the company’s corporate real estate strategy across all businesses in the U.S., Latin America, and Canada. There, she was responsible for a $280M real estate portfolio, comprised of 50+ properties across eight countries.
Rachel has also worked in leadership capacities for Citigroup and CBRE. In her work at Citigroup, Rachel was part of a team responsible for a $650M real estate portfolio comprised of 700+ properties across 72 countries. As Senior Vice President, Rachel provided broad strategic direction for major transactions to ensure proper alignment with overall strategy. During the same time, Rachel also drove five global strategic initiatives to reduce long-term real estate costs, realizing cost savings of more than $73 million.
Rachel began her career as a Mergers & Acquisitions analyst at Deutsche Bank in NYC and an associate at the New York City Investment Fund.
Rachel is a classically trained pianist and is fluent in French, Haitian Creole and Spanish. A lover of languages, she is currently learning Portuguese via Duolingo! She also enjoys playing tennis, practicing yoga and traveling.
Rachel earned her Bachelor’s Degree in Psychobiology from Yale University and her Master of Business Administration (MBA) from Harvard Business School. She lives in Cleveland with her husband, son and two dogs.
